Sup guys, well now that i'm 18 i'm getting my shit together and going to be moving out on april 2nd. I'll live with my buddy, and we will split all utilities/rent/food,etc half and half. We will also both be on the lease at the time of signing... We both have steady jobs, i make about 960 a month, he makes about 600... now my question.. Will i have to have one of our parents co-sign on the lease, is that something they usualy do for 18 year olds with no credit? I know it depends on the landlord, just curious if it is a normal thing they have you do... Thank guyz -Dave
it depends on the landlord, if he thinks you wont be able to pay he will probably have somebody co-sign it
I'm renting my first aprtment as well for my sophmore year in college. As for my lease I had to have a 'gauranteor', just to make sure if I'm a deadbeat the realtors will still get their rent. Though this is a college town so I'm sure they just don't want to get burned. I used my mom/parents as my gauranteor just because that was the best option I had if shit hit the fan.
i've been in three apartments. each one i had to provide proof of income, and they'll have the minimum you need to be making without a guarantor. if you make less than that they need your parents, or actually anyone, to show that they have sufficient income and sign saying they'll take over if you can't pay.
Well rent is 415 / month (util. included, - electric) and i make 760 ish a month + 200 from plasma donation, and my roommate makes about 500 a month.. Do you think they will ask for a co-sign then? Not that we are fighting, but i can forsee a figth coming very soon, i did somethign that is gona piss them off... accidently.. lol
alot of places will want a cosigner just from it being ur first place, and being young. pretty normal thing.
When I moved out, I think what ended up happening is that my parents paid first and last months rent or something so that they wouldn't have to cosign. Maybe you can do something like that? I'm not sure how that works, I had just gotten a job when I moved out so my parents handled all the money stuff, I just know they didn't cosign. Hm.
Yeah, i don't really think they'll consider donating plasma as a viable stream of income. Your parents will have to be guarantors. As long as you pay your rent, they won't in any way be involved with your renting. My parents have been guarantors on both the places i've lived in, and have never once paid my rent for me. They just signed the papers and forgot about it. Of course, if i'm fuckin up, they'll be like, "i don't wanna pay your rent, get a new job!" but that's as far as it goes, and there was a stretch where we fought CONSTANTLY. mostly because my mom didn't like the fact that i was out drinkin 4 nights a week.
What you usually do is pay a 1st months rent, which they hold on to for damages to the apartment if that happens and you so something irriplaceable or will cost the apt. company money they will keep that deposit. If you don't reck anything, not anything major, you will get it back when you move out. So if they do that you are going to 1st pay alot of money, possibly double the rent. Depends on the landlord or whoever head of that complex weither or not you will need a cosigner. It shouldn't matter that much if you both have employers, and positive bank accounts. Tip: pay your rent on time, all the time. They won't bother you at all then, keep the music low for the first month or so. If you got a problem, call maintence don't let it wait and get worse or make them suspicious.
Well i got off the phone with the landlord about 1 hour ago and heres what she said... She said that no i dont have to have a co signer of any sort, my first month of rent is free, a 415 (= to one month rent) security deposit is due, and i have to prove that i can pay rent (me and my roomate) and plasma donation is considered a source of income she said... So that answered all my questions i guess .. Any tips/advice you expierenced renters would give me, being just turned 18 and moving into my first place.. Any tips on what to look for in the apartment, budgeting,etc. Thanks guyz and galz -Dave

OOk so we toured the apt. everything looks good,a little on the less modern side (older styling) but all in all good condition, and what more can you ask for for only 415 .. anywho we filled out the applications, and gave her the deposit (part of it, she wanted 50 upfront) and then the 20 for credit checks.. my question is im 18 i no im fine, but my friend doesn't turn 18 until next thursday, what is going to happen if she runs a credit check on him? will it just show up as nothing, or will it say not found,etc.. i no neither of us have any credit as neither of us have anything in our names... that could cause a problem, the whole not having any credit thing. Did you make that clear when you talked on the phone? I know when i rented my last apartment, i had enough money to pay all my rent up front, and had the bank statements to prove it, but i still had to get a cosigner, cause i didn't have enough of a credit history. Of course, it depends on the landlord, every one is different. As far as budgeting goes, Just keep close tabs on your account your first month or 2. You'll figure out how and what you need to eat/drink to live within your means. There was a stretch where i had to accurately time when i would eat, to keep it to 2 meals a day. Ramen with some spices and cut up chicken breasts is awesome, and you can do it for less than 3 bucks a meal. Also, i don't know if they have them where you are, but in NC, they had these little home run inn pizzas, 2 for 5 bucks. 1 was a perfect snack, like if you missed your normal lunch time and don't wanna fuck up dinner, 2 was a perfect meal. I ate lots of those. Also, stay away from DVD's. I got hooked on em, and started drinking natty light in order to pay for them.
If he has no credit, he'll probably come up as a 100/111 which means *insert drumroll* no credit. What that means to the landlord I can't tell you. Lots of people here care less about credit history and more about employment history. Hell, if you can show them first month+damage you're pretty much set for the average rental here. My only advice is to second guess everything. Especially at first while you're getting comfortable with paying bills all the time. Any impulse purchase, no matter what should be put off. I try to wait at least a day. If I didn't plan on buying it I wait a day to see if I really think I need it. Helps me, anyway...
Well good news friends, i just got hired at a printing place, so now im full time! i'll be making about 1600 take home a month, thats a lot compared to the 600 or so i was used to . So now i'm much more comfortable renting an apartment... you guys think i should still get a two bedroom and stick with a roomy or should i look at living on my own own!? -Dave
A room mate could be a good thing the first time you move out. Two incomes to support the place, just to be sure everything is covered. $1600 a month sounds like a lot now, but bills can add up quick.
Well the reason i ask is cuz i dont want to live with this kid if i dont have to, but i think i'm going to anyway, but make it clear if he pisses me off he's out.... he's kinda annoying, and yea... lol.. and 1600 seems like alot to me because i had my budget before planed with 600.. and i came out with likE 18 A WEEK extra.. lol.. so now i have another grand pluss 200 from plasam to play with.. and all util are incld in that apt. and i dont have ne other bills.so i think im doign good... lol i can't wait to get in there!!! patience young boy..
