I know someone who is refinancing their home. The bank needs to have the home appraised to determine its value. There is a small, locked grow room in the basement. How likely is it that the home appraiser will want to inspect this room? Does anyone have any experience with this exact situation?

Home appraisal - how nosey?

Home appraisers go everywhere. I currently live with family so it's not MY house, but we recently had one come through, and he went through EVERYTHING. They need to see every inch of the house to make sure there isn't anything wrong with it. So to answer your question, unfourtenetly they will see. Hopefully your friend has a plan, for things like this.

Yeah man watch out for those guys, Id recommend clearing up the room the best her can just before the appraiser comes.

Shit. That's not good. If it's certain that the plants will be discovered, it looks like the only choice is to chop everything down. It's only three plants for personal meds, but that's really unfortunate, since it's only about 4 weeks to harvest time. Back to square one...

ehh I've had a home appraiser come by with in the last few years. They did inspect pretty thoroughly, but they didn't like check every single closet. they checked out every room, checked the basement, foundation, the roof, but they didn't open up every closet door.
worst comes to worst, and the inspector needs to check out this small basement closet, just make sure the door is locked to it and tell your friend to play dumb and pretend he can't find the key

Tell your "friend" that he should probably get rid of them before the appraiser comes by.

Had an appraiser over last month and i have a closet grow. I just shut everything off and tucked away anything that might show signs of a grow. All they did was peak in each room to see what kind of shape it was in. They didnt spend much time at all.
Just pile boxes infront of it so it looks like storage.

It really depends on the appraiser... but as mentioned, they tend to be thorough. Before I bought my house the appraiser we hired (based on word of mouth) didn't leave anything unchecked from the pipes under the house (home is slightly off the ground) to the attic upstairs. Individuals in the market usually want the most anal retentive person they can find because of the investment.

There's a big difference between an appraiser and a home inspector. The inspector will go over EVERYTHING. Appraisers not so much.

D'Oh! This is absolutely correct. When I wrote my post I had an inspector in mind as opposed to an appraiser. So glad you posted that.
From my own experience, some appraisers may be detailed, but for the most part they just gloss over... but the inspector (a good one, and you'd want a good one if you ever go into the market) will give the house a full on audit.

Tell them you lost the key to the room. I wouldn't cut down the plants either. Move them for the day.

So here's how it went: the plants were chopped down, the grow room was dismantled and packed up, and the room was converted back to a storage closet. The appraiser came over, did his thing, and never even looked at or even asked about the room. He was asked if he wanted to look inside; he said, "No."

You could have just hid the entrance/ door with some drywall or something and made sure no fans were on in there, why would you chop down the plants, the thought of that just kills me!

Yeah, chalk that one up for playing it safe. Better you did what you did than wind up having to deal with a truly bad situation.
