Some breeders give best case, others give averages.
Until someone (independent of any one breeder), somewhere, starts a standardized yield testing program (repeatable results), your best chance is to find a grow report in a similar climate (for outdoors) or under similar circumstances (wattage, etc.) indoors for a general idea about yield.
There are just too many factors at play to really make an accurate yield prediction. (light levels, light cycles, ferts, grow media, training technique, plant spacing, air temperature, rootzone temperature, CO2 levels, etc.)
