Hey man. Seems like smell is your greatest issue. If you have the hiding space for it and the ability to keep things cool down there in florida, smell is easily handled. Our biggest problem was adequate ventilation and keeping our growroom within acceptable temperatures. Pain in the ass when you're using the attic.
Anyways, I've never built anything myself but I've read through all sorts of clever smell masking systems. An activated charcoal filter would be the best to remove odors and neutralize the air but don't those remove CO2 as well? I dunno about that but if you ran that on your exhaust, if you had an exhaust the rest of the room would be in a negative pressure which is good. Instead of blowing your smell through all those little cracks in construction, you're actually pulling air through them, containing the smell within the grow room and as it's exhausted, the odor will be neutralized.
Those are expensive. I've also read a few posts around here using those water absorbing crystals that smell like fruit or whatever they're scented ass. Place that in a 5 gallon bucket with holes on the bottom and a cyclone fan from walmart to suck the air up through the hole and through your water/crystal mixture. There's an entire post around here somewhere that deals with it.
